Say goodbye to single family homes near Greenwich train stations if Work-Live-Ride passes


For the fifth time, the Work-Live-Ride bill is coming in front of the CT state legislature. This bill proposes to impose affordable housing apartments near transportation hubs such as train and bus stations and ferry terminals in Connecticut, with a goal of creating Transit Oriented Communities (TOC).


Supporters of the bill want to reduce the "sprawl" of single family homes in favor of housing that would encourage use of public transportation. Those communities who opt-in to this will be "prioritized" for receiving state discretionary infrastructure funds, and the state will usurp all power over zoning, not the local planning & zoning board.


Greenwich First Selectmen Camillo submitted testimony here strongly objecting to this legislation as being misleading and overreaching. He says, opt-in implies purely voluntary choice, but, if the muncipality does not opt-in the result is punitive i.e. the muncipalilty will get de-prioritized (i.e. lose state funding). The legislation is overreaching by taking away local zoning control and giving it to a state Zoning Czar on an "as of right" basis, meaning no public hearings allowed or input from local preservation and land use.


Between the Lines - This is a state authoritarian's dream and a nightmare for single family communities such as Greenwich. Can we count on our Democrat reps, who control all the levers of power in Hartford, to vote no to this?
