Affordable housing - a gift by the State to developers urbanizing Greenwich?

A massive six-story structure called Benedict Place, with 120 units, of which 40% are affordable, has been approved in central Greenwich.  This development behind St Mary's Church on Greenwich Avenue, does not meet local Greenwich zoning rules because CT State law allows affordable housing developments to skirt town regulations.

 

1.    The building is massive: 6 stories and 77 feet high, local zoning caps height to 3 stories and 40 feet high

2.    Parking is limited: 180 spaces provided while local zoning requires 260 spaces

 

Do we have proof that these overreaching State laws will truly solve the affordable housing “crisis” and not just bankrolling powerful apartment developers?  Could this affordable housing crisis in Connecticut be solved if CT focused on attractong new companies with high paying jobs by lowering taxes, energy costs and regulations?
