A New Mega-Mansion Compound Arriving in Central Greenwich

Greenwich Planning & Zoning is currently reviewing plans for an incredibly ambitious, high-profile 4-lot residential assemblage in central Greenwich. The target properties—63 Maple Ave, 75 Maple Ave, 59 Maple Ave, and 8 Park Ave—sit directly across the street from local landmarks Coffee for Good and the Stanton House Inn.
The proposed plans outline a staggering 18,631-square-foot mega-mansion featuring five bedrooms, two separate three-car garages, and a detached guest house. The list of private amenities reads like a luxury resort brochure: an indoor pool, an outdoor pool, squash and tennis courts, and a private art gallery. Most eye-catching of all, however, is a massive basement engineered to showcase a 40-car private collection.
Owner Behind the Wheel
The driving force behind the purchasing entities (KJH Investments LLC, 59 Maple Holdings LLC, and 8 Park Holdings LLC) is Australian-born, Greenwich-based entrepreneur Kenny Habul. Habul is the CEO of SunEnergy1, a major commercial solar developer, and a prominent professional GT3 and endurance sports car racer who competes globally under his team, 75 Express. Now you know the reason for the 40-car garage.
Imagine the Zillow "Realtor Speak"
If this property ever hits the open market, the standard real estate euphemisms are going to have to work overtime to downplay this level of billionaire excess:
"Within Walking Distance to Town"
"Plentiful Parking"
"No Need to Join the Country Club"
"Charming Accessory Dwelling Unit"
Between the Lines: Before the neighborhood pitchforks come out, let's look at the bright side: we can be grateful this isn't a proposal for another towering, high-density 8-30g housing project. That said, has anyone warned Mr. Habul about the speed cameras nearby? A GT3 race car doesn't do well with local municipal tickets.
